In July 2015, housing association ZAYAZ - the biggest such association in 's-Hertogenbosch, with over 13,000 homes - moved into a completely renovated head office. Dating from 1979, the office building has been transformed by Bierman Henket architecten into a contemporary workplace. The open and flexible interior offers a pleasant office climate that reflects new ways of working. Bierman Henket interieur designed both the layout and the furniture.
The sombre brick building was stripped back to its shell, and all partition walls, ceilings and fixed elements were removed. All frames are now fitted with insulation glass, and both floor and ceiling are insulated. Investments to benefit sustainability have resulted in an air-source heat pump, solar photovoltaic panels, a green roof and the optimization of daylight admission.
The new interior features a light and open design. New climate ceilings improve the interior climate and illumination levels. Quiet areas, consultation rooms and conference rooms are enclosed by glazed walls with prints specially designed for ZAYAZ. Each floor features its own colour palette in the floor covering and upholstery of the furniture, most of which is reused.
The central service core, containing toilets, storage spaces and utility rooms, is wrapped entirely in bamboo panelling. The adjacent staircase is also finished in bamboo, making it one continuous, vertical element that forms a warm and recognizable volume in the open work areas on the three levels. A newly installed roof light floods the staircase with daylight.
Around the central volume, patterns in the floor covering indicate various zones that feature specially designed items of furniture such as flexible workstations, open meeting areas, breakout pantries, lockers and photocopy stations.
The former workshop has been turned into a work-lunch café. A wide variety of furniture pieces, ranging from a long bench to lounge areas, accommodate various forms of relaxation and interaction. A two-floor-tall glazed wall opens onto a new enclosed outdoor terrace where people can work, meet or eat during fine weather.
Just part of the façade has been altered. The exterior of the former office area has been insulated, plastered and fitted with solar photovoltaic panels and a green roof. On the main volume, the steel-framed areas of glazing have been replaced by insulated aluminium-framed glazing. The demolition of the original parapet and addition of two projecting roofs make the entrance more open and welcoming in character.
In its sustainability, functioning and character, the refurbished office expresses the open, customer-oriented organization that is ZAYAZ. A modern housing association that stands for commitment, professionalism and focused development.
